Beyond its tool, the property value server exposes reusable prompt templates and reference resources. They cost nothing extra to use and encode the valuation calling patterns and conventions you would otherwise have to write yourself.
Prompts are the fastest way to get sound valuation answers. They already instruct the model to report the confidence score and the value range rather than a bare number, which is the mistake most hand-written valuation prompts make.

Discovering prompts and resources

Both follow the same request pattern as tools/list.
Like tools/list, these calls count against your rate limit. Call them once when the session opens rather than before every tool call.

Prompts

Every prompt takes a single required argument. MCP prompt arguments are passed as strings, so send a list of CLIPs as one string — the server interpolates it directly.
Use property_value_by_address rather than property_value_lookup when you only have an address. It instructs the model to confirm the matched property first, which prevents it from reporting a confident value for the wrong parcel.

Resources

Resources are read-only reference documents addressed by URI. Read them once at session start and keep them in context.
Prompt and resource names are not scope-filtered the way tools are — prompts/list and resources/list return everything the server publishes. Entitlement is still enforced when the prompt leads you to call the tool.
