# Prompts and resources

> Reusable prompt templates and reference resources for the property value tool. Discover them with prompts/list and resources/list.

Beyond its tool, the property value server exposes reusable prompt templates and reference resources.
They cost nothing extra to use and encode the valuation calling patterns and conventions you would
otherwise have to write yourself.

  Prompts are the fastest way to get sound valuation answers. They already instruct the model to
  report the confidence score and the value range rather than a bare number, which is the mistake
  most hand-written valuation prompts make.

## Discovering prompts and resources

Both follow the same request pattern as `tools/list`.

  Like `tools/list`, these calls count against your [rate limit](/reference/rate-limits). Call them
  once when the session opens rather than before every tool call.

## Prompts

Every prompt takes a single required argument. MCP prompt arguments are passed as strings, so send a
list of CLIPs as one string — the server interpolates it directly.

| Prompt | Argument | What it does |

| `property_value_lookup` | `clips` | Looks up the full valuation profile for one or more CLIPs and summarizes the AVM estimate, its confidence score and range, the tax-assessed value, and data currency. |
| `property_value_by_address` | `addresses` | Looks up the valuation profile by full street address, and confirms which property was matched before reporting a value. |
| `comparable_sales_analysis` | `clips` | Analyzes the ranked comparable sales — rank, distance, sale price, sale date, living space, and structure age — and explains how well they support the AVM estimate. |
| `avm_vs_assessed_value` | `clips` | Compares the AVM estimate against the tax-assessed and market total values, quantifies the gap, and notes the assessed date so the comparison accounts for recency. |
| `valuation_recency_check` | `clips` | Requests the `recency` and `avm` datasets, reports the assessed date and the AVM value as-of date, and states whether the valuation is current. |
| `portfolio_valuation_summary` | `clips` | Summarizes a portfolio: total and average AVM value, total tax-assessed value, and flags any property with a low AVM confidence score. |

<Tip>
  Use `property_value_by_address` rather than `property_value_lookup` when you only have an address.
  It instructs the model to confirm the matched property first, which prevents it from reporting a
  confident value for the wrong parcel.

## Resources

Resources are read-only reference documents addressed by URI. Read them once at session start and
keep them in context.

| `property-value://schema/property` | `application/json` | JSON schema for the valuation profile, detailing every field in the flattened response. |
| `property-value://info/datasets` | `text/plain` | The four valuation datasets — `avm`, `tax_assessment`, `comparable_sales`, and `recency` — and how requesting a subset narrows the response. |
| `property-value://info/clip-format` | `text/plain` | The CLIP format and its usage requirements. |
| `property-value://info/address-format` | `text/plain` | How to format full US street addresses for address-based lookup. |
| `property-value://info/as-of-date` | `text/plain` | The optional point-in-time `asOfDate` filter for historical valuation research. |

  Prompt and resource names are **not** scope-filtered the way tools are — `prompts/list` and
  `resources/list` return everything the server publishes. Entitlement is still enforced when the
  prompt leads you to call the tool.
